Sloan’s Lake

Denver’s biggest lake, a 2.6-mile loop with mountain and skyline views, and a neighborhood that has rebuilt itself around it. I’ve sold here — it’s one of my favorite parts of the city.

Sloan’s Lake, briefly

Sloan’s Lake is the largest lake in Denver, and the neighborhood around it has been one of the city’s biggest real estate stories of the past decade. The loop path, paddleboards, the Dragon Boat Festival, sunsets with the mountains behind and the skyline in front — and, increasingly, striking new homes on the blocks that face all of it. My sale at 2447 Hooker Street is here, and it’s a neighborhood I return to often.

Housing

Bungalows and brick cottages from the early 1900s, 1940s–60s brick ranches on the western and southern blocks, and a wave of contemporary new construction — especially along the lake-facing streets and in the Sloans district on the former St. Anthony’s hospital site. Lake-view and lake-adjacent lots are the premium; the value of proximity drops quickly a few blocks away, which creates opportunity.

Lifestyle

The lake for everything — running, walking, paddling, sunset. Edgewater’s restaurants and the Edgewater Public Market are on the west shore; Highland Square and Tennyson are a short ride north; downtown is 10 minutes east on Colfax or 26th. Sloans has a movie theater and dining on the west side.

What buyers should know

Understand exactly what “lake view” means for a specific property — direct frontage, a partial view, or a two-block walk are priced very differently. Standard Denver-era inspections apply to older homes; on new builds, check permits and finish quality. Colfax and Federal edges are busier.

What sellers should know

Sloan’s Lake buyers are buying the setting. Photography timed for sunset, drone shots showing lake proximity, and a listing that leads with the lifestyle produce results — as does pricing tied to how close to the water you actually are.

Lake-facing and lake-view homes carry significant premiums and include some of west Denver’s highest-priced new construction. A few blocks in, bungalows and brick ranches are more attainable. Ask me for a current snapshot.

What was built on the old St. Anthony’s site?

The former hospital site on the lake’s west side was redeveloped into Sloans, a mixed-use district with townhomes, condos, apartments, a theater and restaurants — a big part of the neighborhood’s recent transformation.
