West Highland, briefly
West Highland sits between Federal and Sheridan, north of Sloan’s Lake and south of Berkeley — bordered by three of northwest Denver’s best amenities without being overrun by any of them. It’s the neighborhood buyers choose when they want the Highlands lifestyle with a quieter street and a bigger lot.
Housing
Bungalows and brick cottages from the 1910s–1930s, Tudors from the 1920s–30s, 1940s–50s brick ranches on the western blocks, and modern rebuilds and duplexes throughout. Lots are generally larger than in the Highlands proper. Highland Square and the 32nd Avenue corridor run along the southern edge; Tennyson and Berkeley along the north.
Lifestyle
Tennyson Street and Highland Square are both walkable. Sloan’s Lake is at the southern edge for the loop, paddleboarding and sunset views of downtown. Berkeley Lake is north. Downtown is 10 to 15 minutes; I-70 for the mountains is 5.
What buyers should know
Expect competition for renovated bungalows and Tudors. Standard Denver inspections apply — sewer lines, foundations, electrical, roofs. Check new-build quality and party-wall agreements on duplexes. The blocks closest to Sloan’s Lake and Highland Square carry premiums.
What sellers should know
West Highland buyers are often families and move-up buyers who have already decided on northwest Denver and are choosing between neighborhoods. Show the lot, the light and the walkability, and price against West Highland comps.
