Neighborhood selection
Before we look at a single house we talk about how you live: commute, schools, trails, restaurants, quiet versus energy, and what you want your weekends to look like. Then I narrow the map to the places that fit — including ones you haven’t heard of.

MLS plus Compass Private Exclusives and Coming Soon listings, plus the agent network I’ve built over years. You see what fits, early, without the noise.

Off-market opportunities
Where they exist, I find them — through agent relationships, Compass’s internal network and direct outreach in neighborhoods where inventory is thin.

Property evaluation
I look at every home the way an investor would: layout, condition, systems, lot, orientation, what the neighbors are doing, and what will matter when you sell.

Comparable sales
You’ll see actual recent comps before we write an offer so the number we choose is grounded, not emotional.

Offer strategy
Price is one lever. Terms, timing, contingencies, earnest money and how we present you to the seller are the others. We build an offer that wins without overpaying.

Negotiation
From the initial offer through inspection and appraisal, I negotiate to protect you and keep the deal on track.

Inspection
I bring in inspectors who know Colorado construction — sewer scopes, roofs, radon, foundations, and in the foothills, wells and septic — and help you decide what matters.

Appraisal
If the appraisal comes in low, we have a plan. Usually we’ve already priced the risk into the offer strategy.

Lending coordination
I work closely with your lender (or connect you with excellent local ones) so financing never becomes the reason a deal falls apart.

Closing
Title, survey, HOA documents, final walk-through, wire instructions — I manage the details so closing day is uneventful.

Long-term resale
I’ll tell you when a property will be hard to sell later. My job is to help you buy a home you’ll be happy to own and easy to sell.

Do I need a buyer’s agent?
In Colorado, working with your own agent means you have someone whose job is to represent your interests — pricing, inspection, negotiation and contract — rather than the seller’s. I’ll walk you through how buyer representation and compensation work before we start.
How do you help buyers compete in a tight market?
Preparation and speed. You’ll be fully pre-approved, we’ll know your target neighborhoods cold, and I’ll have already talked to the listing agent before we write. Strong offers are built on terms and communication, not just price.
What’s different about buying in the foothills?
Wells, septic systems, wildfire mitigation and insurance, driveways and snow, internet, propane and commute all become part of the evaluation. I do this regularly and will make sure you ask the right questions and hire the right specialists.
Can you help me relocate to Denver?
Yes — relocation is one of my specialties. We start with video tours and neighborhood orientation, then plan efficient in-person trips. Most relocation clients tell me the neighborhood advice was the most valuable part.
