This is what actually happens when you list with me. Marketing doesn’t stop after launch day; it adapts weekly based on what buyers and agents are telling us.

Pricing strategy
Pricing is the single biggest lever you control. I build it from real, recent comps for your specific sub-market — not a ZIP-code average — and we talk honestly about the number that creates competition versus the number that creates silence.

Property preparation
Before photos, we fix what buyers will notice and skip what they won’t. I walk every room with you and give you a prioritized list — usually shorter and cheaper than you expect.

Staging
Staged homes photograph better and sell faster. Depending on the property, that means anything from editing and rearranging what you own to full professional staging.

Professional photography
Photography does most of the selling online. I use photographers who understand light, architecture and Colorado settings, and we shoot at the right time of day for your home.

Walk-through and lifestyle video for social media and the listing page, so buyers understand how the home actually flows before they ever walk in.

Your home goes out to my audience and my network of agents across Denver on Instagram, Facebook and LinkedIn — with real content, not a link dump.

How do you decide what my home is worth?
I look at the most recent comparable sales in your specific area, adjust for condition, updates, lot, views and layout, and layer in what’s currently active and under contract — because your competition is what’s on the market now, not what sold last spring. Then we talk through the strategy that fits your timeline.
What should I do before listing?
Usually less than you think, and I’ll tell you what matters. Decluttering, paint, lighting, small repairs and landscaping typically deliver the most return. For bigger projects, Compass Concierge can help fund the work up front for eligible sellers.
How long will it take to sell?
It depends on price, condition, location and the season. Homes that are priced correctly and presented well in Littleton, Ken Caryl and Denver’s core neighborhoods typically attract strong interest in the first two weeks. If that isn’t happening, we adjust rather than wait.
What does marketing look like after the first week?
It continues. Fresh social content, updated advertising audiences, outreach to agents with matching buyers, open houses timed to price changes, and a weekly review with you of showings, feedback and next steps.
