Most sellers interview one agent — the one a friend mentioned. I’d rather you interview three, including me. Here’s what to ask.
Do you actually work this sub-market?
Littleton isn’t one market. Downtown, Columbine, Ken Caryl Valley, the Plains, Roxborough and the foothills edge price and market differently. Ask for recent sales in your specific area, not a metro-wide résumé. (I live in the Ken Caryl area and have sold across all of these.)
How will you price my home — and show me the data
An agent who names a number without showing recent comps, current competition and the reasoning is guessing. Ask to see the analysis. Then ask what happens if the market doesn’t agree with the price and how quickly they’ll tell you.
What exactly is your marketing plan?
“MLS and Zillow” is not a plan. Ask about preparation and staging, photography and video, social and digital advertising, agent-to-agent outreach, reverse prospecting, open-house strategy and what happens in week three if showings slow. Ask to see a past listing’s marketing. Mine is spelled out step by step on my sellers page.
Who will I actually be working with?
Some teams hand you to an assistant after the listing appointment. Ask who shows up for photography, who handles showings and feedback, who negotiates, and who you call at 8 p.m. when there’s an offer.
How do you handle multiple offers — and low ones?
The best agents have a clear process for evaluating offers on price, terms, contingencies and buyer strength, and a strategy for negotiating up from a low opening. Ask for a real example.
What will you tell me that I don’t want to hear?
This one matters most. You want the agent who’ll tell you the paint color is hurting you, the price is too high, or the offer in hand is the one to take. Salespeople tell you what you want; advisors tell you what’s true.
