Investors

Real estate as a wealth strategy, not just a place to live.

I have a Finance & Real Estate degree and I own investment property in this market. When we evaluate a deal together, we’re running real numbers and thinking in decades.

Rental property evaluation

Gross rent, realistic vacancy, taxes, insurance, HOA, maintenance reserves and capital expenditures — the full picture, not the listing-flyer version. I help you underwrite a property the way a lender or an experienced investor would.

Location selection

Where a property is matters more than what it is. Rental demand, tenant profile, appreciation drivers, walkability, school zones and what’s being built nearby all shape returns. My local knowledge across Denver, Littleton and Jefferson County is the edge here.

Cash-flow considerations

In today’s Denver market, many properties don’t cash flow on day one at typical leverage. We’ll talk honestly about what does, what the path to positive cash flow looks like, and whether appreciation, tax treatment or a value-add plan changes the math.

Renovation opportunities

Tired properties in good locations are where value gets created. I help you see the difference between cosmetic upside and expensive structural surprises, and connect you with contractors who actually show up.

Long-term holds

Most wealth in Denver real estate has come from buying well-located property and holding through cycles. We look at how a purchase fits into a ten- and twenty-year plan, not just next year.

Resale considerations

Every investment has an exit. I evaluate properties for the next buyer, too — layout, lot, location and the things that make a home easy or hard to sell later.

Investor questions

Do you work with first-time investors?

Yes. A lot of my investor clients started with a house hack, a condo they kept when they moved up, or a first small rental. I explain the numbers clearly and I’m honest when a deal doesn’t work.

What types of investment property do you help with?

Single-family rentals, condos and townhomes, small multi-family, fix-and-hold, and occasionally land or acreage. I focus on the Denver metro, Littleton, Jefferson County and the foothills.

Do you give tax or legal advice?

No. I share educational information and my own experience as an investor, and I’ll connect you with CPAs, attorneys and lenders who specialize in real estate. Always consult the appropriate professional for your situation.
