Home turf

I earned my Finance & Real Estate degree at the University of Denver, so this is a part of the city I know well — the campus, the streets around it, and how the neighborhoods have changed since. The DU area is really three places: the University neighborhood west and south of campus, and University Park and Observatory Park to the east.

The areas

Observatory Park. Around the 1890s Chamberlin Observatory — large lots, mature trees, historic Tudors and brick homes, and a wave of substantial new construction. One of south Denver’s premium neighborhoods.

University Park. The broader area east of campus toward Colorado Boulevard — bungalows, 1940s–60s ranches, Tudors and new builds, with prices that step down as you move away from the park. Family-friendly and quiet.

University. West and south of campus toward Broadway and Evans — smaller homes, duplexes, condos and student rentals, with the University light-rail station and the shops along Evans and Pearl. More attainable and more investor-oriented.

Lifestyle

DU hockey at Magness Arena, the Newman Center for performances, the Ritchie Center pool and gym for members, and Observatory Park for evenings. South Pearl and Platt Park are a short walk or bike west; Wash Park is minutes north; Cherry Creek and I-25 are close by.

What buyers should know

Decide whether you’re buying to live, to rent or both — it changes which blocks make sense. Check zoning and any HOA occupancy rules. On older homes, standard Denver inspections apply; on new builds in Observatory Park, review permits and warranties.

What sellers should know

The buyer pool here includes families, DU faculty and staff, investors and parents of students. Positioning and pricing depend on which of those your home fits best — I’ll tell you honestly.

What’s the difference between University Park and Observatory Park?

Both are east of the DU campus. Observatory Park, around Chamberlin Observatory, has the larger lots and many of the area’s biggest new-build homes and Tudors. University Park is the broader surrounding neighborhood with a wider mix of sizes and prices. The University neighborhood proper, west and south of campus, has more student-oriented housing and small homes.

Is the DU area a good place to invest?

Rental demand near campus is steady, and small homes and condos near DU have long been popular with investors and parents of students. Zoning, occupancy rules and HOA restrictions vary, so we look at each property specifically.
