City Park, briefly

City Park is Denver’s biggest park — 330 acres with the zoo, the Museum of Nature & Science, Ferril Lake, the golf course and the best skyline-and-mountains view in the city from the museum steps. The neighborhoods around it are some of central Denver’s most architecturally rich: City Park West to the west, South City Park to the south, and Park Hill across Colorado Boulevard to the east. Housing

Denver Squares and grand two-story brick homes from the 1890s–1920s, bungalows, Tudors and a good number of duplexes and small apartment buildings, especially in City Park West. Many homes have been fully renovated; others still offer opportunity. South City Park’s blocks between 17th and Colfax have a strong mix of houses and condos.

Lifestyle

The park itself for running, the lake and summer concerts; the zoo and museum as your neighborhood amenities; 17th Avenue’s restaurants and bars along the south side; Colfax’s music venues and restaurants further south. Downtown is 10 minutes; Cherry Creek is 10 minutes.

What buyers should know

Century-home inspections apply. Look at block character carefully — City Park West has both fully arrived blocks and still-changing ones. Understand duplex and multi-unit ownership if you’re looking at one. The blocks closest to the park and 17th Avenue carry premiums.

Buyers around City Park are often looking for historic character and proximity to the park and 17th Avenue at a price below Congress Park or Cherry Creek. Show the architecture and the location; price to the specific block.
